Wales Council Home Upgrade Loans

Wales councils have introduced a new programme offering interest-free home upgrade loans, ranging from £1,000 to £25,000. These loans are available to occupiers, landlords, developers, and charities, designed to facilitate making homes safer and more secure. 

The repayment period spans 7 years for owner-occupiers and 5 years for landlords and companies. However, under certain special circumstances, such as financial hardship or larger scale projects, the repayment period can be extended to 10 years.

Eligible customers can receive a maximum loan of £150,000 at any given time, though this is subject to an 80% loan-to-value ratio. To clarify the combined total of the mortgage and any other loans should not exceed 80% of the home’s value. For instance, if your home is worth £100,000 and your existing mortgage is at 75%, you’re eligible to apply for a loan of £5,000.

Although the loans are interest- free, an administration fee of £500 will be charged. This fee can be added to the total loan amount or paid upfront. Your local council will assess your ability to repay the loan.

It’s important to note that all applications must be supported by an approved evaluation, which entails an inspection of the property as assessment of the home upgrade plans. Applicants must also provide proof of title. The property must be registered on the Land Registry before applying, and evidence of finances, such as bank statements and income proof, will be required. 

All approved loans will be secured as 1st or 2nd Land Registry titles. The loan is facilitated through the local authority, and the lender’s Land Registry will be charged, with the charge remaining until the loan is fully repaid. 

UK banks’ Interest free home upgrade loans

Banks across the UK are set to start offering an interest-free home upgrade loan, in contrast to the high-interest home upgrade loans that most currently offer. The upcoming “No interest loan scheme” will serve as a much-needed financial aid for homeowners looking to upgrade their homes. 

The referral process for this scheme will be carried out by housing associations and credit unions. Homeowners will be eligible to apply only if they have previously applied and been rejected for an interest- charging loan elsewhere. This rejection criterion ensures that this interest-free scheme serves those in need. Please note that homeowners can apply for one loan under this scheme. 

In a move to protect borrowers, Fair 4 All Finance is working to ensure that participation in this scheme does not negatively impact credit ratings. Furthermore, payment holidays will be introduced, allowing temporary breaks in repayment for borrowers facing financial difficulties.

At the moment, there’s no immediate way for people to directly apply, but this may change in the future. We encourage homeowners to stay in touch with their local housing associations and credit unions for updates on application procedures.

Current home upgrade loans (With interest) 

Various banks currently offer home upgrade loans with interest. Here’s a breakdown of offering: 

Halifax: Current account holders may apply for £1,000 to £50,000. Those without a current account can apply for £1,000 to £25,000. Loans have a 5.8% APR representative.

Santander:  Non-account holders can apply for up to £10,000 with a 5.4% APR. Current account holders can apply for £1,000 to £25,000, repayable over 1-5 years. Remember, Santander can only lend the money for specific purposes, so be sure to verify your home upgrade plans align with their criteria.

Barclays: Account holders can apply for loans between £7,500 and £15,000, with an 9.8% APR. These loans are repayable over a period of 2-5 years. It’s worth noting that Barclays is currently promoting government ECO grants on their website. These grants may provide additional support for home upgrades, particularly for energy-efficient improvements. Be sure to contact Consumer Rights, who can assist you in determining your eligibility, and could help you receive free government funded home upgrades. 

Lloyds: Account holders can apply for loans ranging from £1,000 to £50,000. The loans are repayable over a period of 1-7 years. They offer a 5.9% APR on loans between £7,500 and £25,000 over 1 to 5 years. Please note that you should not have a history of bad credit to apply for this loan.

HSBC: Account holders can apply for loans between £7,000 to £15,000. Eligible customers can apply for between £1,000 and £25,000 with a 5.8% APR.

Natwest: Account holders can apply for loans between £1,000 and £7,450, repayable over a period of 1-5 years. They also offer larger loans from £7,500 to £50,000, repayable over a period of 1-10 years with a 5.9% APR.

Nationwide: Account holders are eligible to apply for home upgrade loans, ranging from £7,500 to £25,000. These loans have a repayment period of 1-5 years.

TSB: Account holders can borrow between £1,000 to £25,000 or £300 to £50,000 for existing current account users, with a 5.9% APR.

CO-OP: The co-op bank offers its customers home upgrade loans from £5,000 to £15,000. Further details about the loan terms and criteria can be obtained by contacting the bank directly.

Bank of England: Customers who bank with the Bank of England can borrow between £7,500 to £25,000, repayable over a period of 1-5 years. Loans of £1,000 to £50,000 are charged at different rates, with a 5.9% APR applicable for the mentioned loan range.

While there’s no specific date set for when banks will start offering these interest-free loans for home upgrades, it’s advised to keep a keen eye on updates from Consumer Rights, as we will provide timely information as this scheme begins to roll out.
